Why Becoming a Community Association Manager May Be the Best Career Path for You

If you’re thinking about taking a new career path, you might consider the role of a community association manager. This professional role allows you to work for property owners or real estate professional organizations such as HOAs. 

Real estate associations with budgets of at least $100,000 must hire community association managers to oversee their properties. Therefore, this role will fit you well if you have people skills, have an excellent orientation to detail, and are interested in a property and association management career.

What makes this role even better is that you can study for the CAM license exam with minimal qualifications. You should be at least 18 years old, have a social security number, and be a high school graduate or possess a GED. 

Excel as a Community Association Property Manager in Florida

By getting a CAM license (LCAM) as a community association manager in Florida, you will position yourself for a career that will allow you to develop and excel over time. Also, according to statistics, the job satisfaction rate is high in this field and the pay. You’ll make about $75,000, on average, for 45 hours per week.

To embark on this career adventure, candidates must enroll in 16 hours of pre-license training. You can take the training entirely online. The prelicensing education must be completed within a year before the Florida exam date. The tuition is under $200, so anyone can enroll in the coursework and take the exam.

After completing the course material, you’ll need to apply online for licensing.

Once you submit your application, you’ll need to wait about 12 business days to get approved. You’ll receive a notice about your license from the Department of Business and Professional Regulation (DBPR). You’ll need to remit payment to the DBPR for processing the application, which is about $225.00.

Get a Background and Fingerprint Check

You’ll also need to submit your fingerprints and get a professional background check to receive your CAM license. You can set up a time at a fingerprint location. This activity also requires a small fee. 

Take the State CAM Test

Finally, you’ll need to set a time to take your Florida CAM designation exam. You’ll need to wait about 5 to 10 days to obtain approval and receive an ID from enrolling for the Florida exam. The approval for taking the exam is valid for one year. You’ll need to set up a time at a test site to take the licensing test.

If you don’t pass the exam the first time, don’t despair. Florida will allow you to test for your CAM as many times as you’d like. You just have to wait 24 hours to retake the exam.
