How Much Does It Cost to Build a Fence

Date:

If you are considering selling your home in the next few years, you may want to add a fence to your list of exterior upgrades.  Fences have become more popular among homeowners due to the desire for privacy and a renewed interest in transforming the backyard into an oasis. The extent to which a fence will improve your home’s sale price and/or marketability will largely be determined during the appraisal process.  During the course of your home’s sale, an appraiser will evaluate your house.  He or she will look at the fence and either add or deduct value based on the fence’s condition as well as what buyers in the area are looking for.  We are a block fence company in Phoenix and the surrounding areas of Arizona. We
also do block wall repairs and new concrete wall installations.

The average price to build a fence is just under $3,000.  However, that cost can lean closer to $5,000 depending upon the material you are using, the size of your yard, add-on features, and of course your contractor’s price structure.

Fence Material

Over the past two years, supply chain issues have caused the price of certain materials to rise.  The cost of lumber skyrocketed during the COVID-19 pandemic and has only begun to steadily decrease.  When you consider the budget of your fence from https://www.timberridgefencecompany.com, keep in the mind the current cost of materials, which generally makes up about 50% of the overall budget.  Some materials may be closer to 60% of the total budget depending upon the supply chain.

Wood Fences

Wood fences are always popular among homebuyers that are looking for a classic hometown backyard.  Wood fences are moderately priced but do require a bit of year-to-year maintenance. They are also versatile in their style as they can be crafted in many ways as well as stained or painted.  The national average for a wood fence is $2,810 with a price per linear foot of somewhere between $17 and $45.  Of course, the cost of lumber is continuously changing due to supply shortages so the price could be different depending upon your area and supply chain issues.

Aluminum/Steel Fences

Metal, which includes aluminum and steel,  is the most common fence material and averages nationally $3,751 with a range of $2,199 to $5,448.  Per linear foot, the cost is between $17 to $90.  Just as with other fences, the total cost will depend upon the height and length of the fence as well as the style, strength, and difficulty of installation.  Aluminum fences are very low maintenance but have the same appearance as wrought iron.  However, if you are looking for a fence that will withstand extreme weather conditions for a long time, aluminum may not be durable enough.

Vinyl Fences

Vinyl fencing is by far the best type of fence for privacy.  It comes in a variety of styles and can be solid privacy, sem-privacy, and post-and-rail fence.  Vinyl fences average $10 – $35 per linear foot though they can balloon up to $60 per linear foot for high-end grades and styles.  While the national average for a vinyl fence is higher than other types ($3,707) they are very popular due to their durability.  Vinyl fencing does not need to be repaired and it will not warp, splinter, split, rot, or blister.

Chain-Link Fences

Chain-link fences are the least expensive but also the least popular among home buyers.  Nationally, installing a chain link fence will cost approximately $2,100 with an average price range of $1,164 to $3,036.  With a low price of $15 to $40 per linear foot, a chain link fence is very affordable.  You can choose the mesh size, wire gauge, and color of the chain link fence.

Labor and Installation

Of course, the material is just one part of the total cost to build a fence.  Labor and installation make up approximately 50% of the overall project cost.  Certain fences are more difficult to install, such as cedar fences which require cutting and prep work prior to installation.  The additional work will increase the cost of labor.  If you are trying to lower costs, consider installing an aluminum fence which is the least labor-intensive and the quickest to install.  Your budget will only increase with additions such as gates and other decorative items.

If you decide to add a fence to your yard make sure to choose one that fits your needs and matches the style of your home.  Also, check with your local county office to determine zoning restrictions and property lines.
